CertifID has Acquired Closinglock

We've spent nearly a decade protecting the transaction. Closinglock spent theirs securing the money movement inside it. Here's why those two things belong together.

Today, CertifID announced the acquisition of Closinglock.

Bringing Closinglock and CertifID together gives us the opportunity to combine what each company has built and see whether, together, we can better address the challenges facing the real estate industry.

For years, we've talked about the “future of closing.” The technology is finally reaching a point where we can actually create it. The closing experience should be connected, digital, guided, and remarkably simple for the people experiencing it.

But getting there requires solving three challenges that are happening at the same time.

  1. AI is changing both the threat and the opportunity. AI gives us powerful new ways to identify risk, automate manual work and create better experiences. At the same time, it is arming fraudsters with increasingly sophisticated and scalable ways to impersonate the people involved in a transaction.
  2. Technology has solved important problems, but it hasn’t always worked together. Over the past decade, new solutions have helped title companies strengthen fraud prevention, modernize payments, automate workflows and improve communication. But those capabilities still operate independently, leaving teams to connect systems, manage integrations and piece together the closing experience themselves. The next opportunity isn’t simply more tech, it’s making the technology you have work better together.
  3. Consumer expectations have reached a tipping point. Buyers and sellers increasingly expect important experiences to be digital, intuitive and convenient. Yet buying a home is still fragmented, confusing and stressful.

The next era of real estate technology has to solve all three. We have to elevate the experience while strengthening the protection underneath it. And those challenges have become bigger than any one company can solve alone.

Three strengths, one bigger opportunity

After my co-founders, Tom Cronkright and Lawrence Duthler, lost $180,000 to wire fraud at their title company, Sun Title, we set out to make sure other title professionals and their customers didn't have to experience the same thing.

We've spent nearly a decade building technology, intelligence, insurance and recovery capabilities to protect real estate transactions, but protecting the transaction is about more than preventing fraud.

Fraud often targets where money moves. Protection has to extend from knowing who is participating in the transaction to knowing where the money is going and verifying and securing it along the way. That’s what makes Closinglock such an important addition to CertifID.

Closinglock has become a leader in secure money movement and transaction protection, including building the industry's first Good Funds-compliant digital cash-to-close payment platform.

CloseSimple, which joined CertifID earlier this year, brings deep expertise in workflow automation and client communications.

Independently, each company built an important part of the closing experience, and together, we have the opportunity to rethink the whole thing.

Protection, efficiency, and experience should work together

For too long, title companies have had to make tradeoffs: choose the best fraud solution; choose a payment provider; add workflow technology; add client communications. Then figure out how it all works together.

The future is those capabilities working together: sophisticated underneath, remarkably simple on the surface.

Title companies shouldn't have to choose between protection, efficiency, and experience. Our opportunity is to bring all three together.

Open infrastructure, not a walled garden

Another important part of this vision is that we don't believe we have to own every piece of a title company's technology stack to improve the transaction.

Title companies should be able to choose the TPS, underwriter, and technology vendors that fit their businesses. Our job is to make the experience work across that ecosystem.

We'll continue investing in integrations and building technology that works with the systems title companies already rely on.

The closing experience we should be building toward

Imagine you are buying a home. From the beginning, you know who you're interacting with, and the people on the other side know it's really you.

Your identity doesn't need to be repeatedly established as you move through the transaction. Documents come to you at the right time from people you trust. You always know what needs your attention and what comes next.

When it's time to send money, you don't have to copy routing numbers from an email, wonder whether instructions are legitimate or make a trip to the bank to send one of the largest payments of your life. Money moves through secure infrastructure designed for the requirements of real estate.

AI works behind the scenes, identifying risk and automating tedious work rather than creating another tool for a title professional to manage.

And if something goes wrong, sophisticated insurance and fraud recovery capabilities are there to protect the people involved.

For the buyer or seller, the result should feel simple, intuitive and reassuring. For the title professional, it should mean less manual work, fewer disconnected workflows and more time for the judgment and relationships that technology can't replace. That is the closing experience we will be racing toward.

And critically, the best protection shouldn't come at the expense of the best experience. It should be what makes that experience possible.

The race ahead

This acquisition isn't about creating a larger fraud prevention company. While fraud prevention will always be foundational to CertifID, playing defense isn't enough.

The same technology creating new threats is already giving us the tools to raise expectations for how a real estate transaction should work and feel. We're using AI to make buying a home feel as intuitive as the best digital experiences people encounter everywhere else, without compromising the protection a transaction of this magnitude requires. We're using it to eliminate work for title professionals instead of adding another tool to their stack, and to make sophisticated protection nearly invisible to the people it's protecting. And we're building the infrastructure to connect this industry while preserving the customer choice title companies expect.

CertifID started in real estate, and we're continuing to invest deeply in this industry. Bringing Closinglock into CertifID gives us more technology, expertise and resources to accelerate that work.

I'm thrilled to welcome Andy White as CertifID's Chief Strategy Officer and the Closinglock team to CertifID. We've spent years building different pieces of the answer.

Now we have the opportunity to build the closing experience this industry and the people it serves deserve.
